We manage all aspects of successful short-term rentals from creating a listing that highlights your home’s unique qualities to cleaning to ensuring guests have a seamless and relaxing stay. Stay Jay can also manage plowing, trash removal and landscaping as well as small projects.

We aim to streamline the renting process by consolidating bookings, hosting, and cleaning services into one solution. We establish working relationships with our clients and strive to simplify their rental investment by using our experience to anticipate- and stay in front of, any obstacles that might arise during guests’ stay.

We can help owners who live locally, out-of-state or even abroad that want to rent their properties to short-term renters but do not wish to invest their time managing listings, maintenance and cleanings.


What Stay Jay Provides:

  • An Airbnb listing that spotlights your properties unique features.

  • Promotion of the rental unit on Airbnb, Facebook, Instagram and the Stay Jay Website.

  • Sets a competitive rate based upon Client’s goals.

  • Complete management of cleanings, linen rentals and rental calendar.

  • Contact point service for any guest requests, questions, comments or complaints.

  • Responds to guest emergencies such as lockouts, leaks or plumbing issues.

  • Alerts Client of any household repairs that need to be addressed. Smaller repairs that take less than 15 minutes to complete (loose hinges, squeaky doors, etc.) may be completed by Stay Jay at no cost to Client.

  • On-going feedback from guests, and suggestions on how to increase guest satisfaction and increase Client revenue.

  • Housekeeping after Client stays at a predetermined rate.

  • A guest guidebook that includes a guide to local attractions, dining and shopping as well as information specific to the property.

  • Stay Jay can manage vendors such as plowing, trash removal, landscaping and handymen.

What Client Provides:

  • A property that is in good repair, free of clutter and well-cared for.

  • Landscaping that is mowed on a minimum of bi-weekly schedule.

  • Property must be plowed when snow of 3 inches accumulates.

  • A lock box with an extra key provided to Stay Jay or an electric keypad.

  • Property must be available for rental at a minimum of 90 calendar days annually including no less than 12 weekends.

  • Client’s use dates must be provided 3 months in advance. If Client does not inform Stay Jay that rental is not available, and the property is rented the Client must forfeit their property usage. Any cancellation of an existing rental that is not blocked by Client 3 months ahead of time will result in Client paying Stay Jay the full rental and cleaning amount.

  • Enough quality pillows for 1.5 times the sleeping capacity along with a quality duvet and blanket for each bed.

  • Client must provide Stay Jay with the dates that vendors will be accessing the interior of the property for maintenance, improvements or installations. The property will not be considered available for rental.

Compensation:

  • The Client agrees to pay Stay Jay a 30% commission of all rentals.

  • Stay Jay will collect cleaning fees directly from the guest. The cleaning fee is not intended to be a revenue source, but will cover labor and material costs.

  • The Client agrees to pay Stay Jay the cleaning cost to provide cleaning services after all Client stays.
